Please note: Pre-existing stains or surface damage will be thoroughly cleaned but cannot be repaired. Structural restoration is outside our scope of service. Exterior railing and glass panel faces will be cleaned where accessible; if obstructions prevent safe access to the exterior, that portion will be unavailable for service.
Before Your Appointment — What to Expect
Timing: Most balconies under 100 sq ft take between one and two hours. Larger balconies or those with significant buildup may take longer.
Water access: We'll need access to a tap water source inside your unit. A bathtub is ideal, followed by a shower or sink.
Dirty water disposal: All dirty water collected during the cleaning is disposed of safely in your toilet — never off the balcony edge.
Before we arrive: Please clear furniture, plants, and personal items from your balcony before your appointment. This keeps the job moving efficiently and ensures every surface gets properly cleaned. Obstacle removal surcharges may apply if clearing is required on arrival. Monarch Pro Wash is not liable for damage to items our team needs to move.
Pricing Our pricing reflects the size and condition of your balcony at the time of booking. If there is a significant variance upon arrival, we may need to revise the quote before starting. In rare cases, we may need to reschedule.

Cancellation Policy
Your appointment time is reserved exclusively for you. We ask for as much notice as possible if plans change.
48–96 hours before your appointment — $50 flat cancellation fee
24–48 hours before your appointment — 50% of the service total
Less than 24 hours notice — 100% of the service total
Refund Policy
All eligible refunds are returned to your original payment method. Please note that credit card processing fees from the original transaction are non-refundable.
